Frozen and burst pipes
Issues with frozen or burst pipes.
Learn moreBarrhaven housing runs from the original 1960s and 1970s streets near Greenbank and Fallowfield through the late 1980s and 1990s growth in Longfields and Davidson Heights, out to Stonebridge, Chapman Mills and Half Moon Bay from the 2000s onward. That spread matters, because the work splits by era. The older streets bring galvanised supply sections and cast iron drainage. Everything from the late 1980s is copper or PEX with ABS drains and far fewer surprises.
Two recurring Barrhaven calls. The first is root intrusion in the sewer lateral, driven by the street trees planted with the 1980s and 1990s subdivisions, now large enough that their roots have found the joints. Silver maple is the usual culprit. The second is the spring sump, because clay soils here drain slowly and a pump can run almost continuously through the late March thaw, which is why Barrhaven sump pumps fail in April rather than in a storm.
Barrhaven is fully serviced, so the City's responsibility rules apply: you own the water service from the property line to your meter and the City owns it from the stand post or property line to the main (City of Ottawa, Cold weather, warm pipes). A large share of the area is also townhouses and semis, where a shared party wall means a neighbour's leak can be your ceiling, and where the main shut-off is often in a shared or awkwardly placed mechanical space. Find yours before winter.
