Frozen and burst pipes
Issues with frozen or burst pipes.
Learn moreRiverside South is the newest of these areas by a wide margin, built largely from the early 2000s onward and still expanding, which produces a distinctive pattern of plumbing calls. Almost nothing here is worn out. What goes wrong instead is installation-related or settlement-related, and it tends to appear in the first ten years rather than the fortieth.
The characteristic Riverside South problems are a sewer lateral with a belly from backfill settlement, which blocks repeatedly and cannot be cleaned into working properly, and sump discharge lines that were run short or uphill by a builder and now either recirculate water to the same pit or freeze solid in February. Both are cheap to diagnose with a camera and a walk around the outside, and both are frequently blamed on the pump instead.
Two further local factors. New subdivisions here have rear-yard drainage with catch basins in places, and a blocked rear-yard catch basin sends meltwater toward the houses rather than away, which presents as a wet basement that no amount of pump work will fix. And because the area is still under construction, any excavation needs locates booked through Ontario One Call in good time, since new services go in constantly and last year's plan is not this year's ground (Ontario One Call, information for homeowners).
